"The Larkin Regional Commerce Park has been a decade in the making, beginning in 2007 as a proposed residential and commercial development project. Then the recession hit, and the project was moved to the back burner … until now.
“The enthusiasm has resurfaced, interest in the property has skyrocketed, and the economy has improved,” Mayor Cost Kutteh said. “The city is resolute in its desire to make Larkin work.”
During Friday’s press conference, developers spoke often of the public-private partnership between the city and Greenfield Partners, Barrow Street, The Keith Corporation, Scott Development Group, and LandDesign. The partnership depends on local leadership, infrastructure, workforce, and site location.
Through heavy involvement of the City of Statesville and the Statesville Regional Development Corporation, the project will now move forward, incorporating 750,000 square feet of commercial/retail property and 5 million square feet of industrial space. The property will bring over $3.428 million a year in property taxes to the county and $2.9 million a year in property tax to the City of Statesville. This number does not even begin to account for the taxes on water, power, employment or other expenses." - svlfreenews.com
Plans have been finalized for the redevelopment of Delray Square Shopping Center, a 150,000 square foot retail shopping center located on the north east corner of the intersection of Atlantic Avenue and Military Trail, in Delray Beach, Florida. Construction will commence this summer, with space available starting in the third quarter of 2018.
The center will be anchored by a new 45,600 square foot Publix Super Market, which will replace their existing store in the center, that is over 40 years old. In addition to Publix upgrading their store, there will be approximately 17,000 square feet of new retail shop space available for lease. The remaining retail spaces within the center will be updated with new facades as well.
Mike Fetherston with The Shopping Center Group is spearheading the leasing of the remaining retail space, and has already either secured or is in the final stages of lease negotiations with the following new tenants: Chick-Fil-A, Chipotle, Mattress One, Great Clips, Pet Supermarket, and Lee’s Nails. There is about 50,000 square feet of junior anchor space currently available, as well as several small shop spaces still available. The leasing activity at Delray Shopping Center has been strong.
“We are excited that Publix has committed to upgrade their presence in this market. Their commitment to the community, plus the strong level of interest we have had from national and local retailers, speaks volumes about the strength of this area”, said Dave Hanby, Retail Partner at The Keith Corporation.
Sports Med Properties (“Sports Med”) and The Keith Corporation (“TKC”) announced today that construction has commenced on a 23,215 square foot, Class-A medical office building in the heart of the Steele Creek area, at the intersection of South Tryon Street and Steele Creek Road in Charlotte, NC. This project will be the second partnership between Charlotte-based Sports Med and TKC, and is slated for completion in December 2017.
The building will be constructed adjacent to the Rivergate Shopping Center, a 236,579-square-foot retail center featuring several large destination anchors and many smaller, upscale boutiques in a pedestrian-friendly environment. The new facility will offer an easily accessible home for the many medical providers seeking to meet the growth demand, in the heart of the booming Steele Creek and Lake Wylie residential communities.
“With more and more families moving to this southwest Charlotte neighborhood, Sports Med and TKC saw the lack of convenient healthcare facilities nearby. Additionally, through discussions with our medical clients, we realized one of the biggest struggles they face in this area, is finding Class A space in the right location. We set out on this venture together to solve that issue for them” said Randy Russell, President of Sports Med.
Alan Jenkins, TKC Healthcare Partner stated, “The trend in healthcare real estate is driving towards retail locations. This building is perfectly located among retail and other medical services providing convenient access to the patient population.”
Currently there is +/- 11,000 square feet remaining available for lease at the project.
