Larkin Commerce Park – Building 5 presents the opportunity to occupy a premier, Class A cross-dock facility within the 950-acre master-planned Larkin Commerce Park. Strategically located in Statesville, NC, the park offers direct access to I-77 (Exit 45 – Amity Hill Road) and is just 6 miles south of I-40, providing seamless connectivity to Charlotte Douglas International Airport and major Southeast distribution corridors. Robust infrastructure is already in place via Larkin Parkway, which connects directly to Amity Hill Rd and Exit 45. Building 5 is advancing through the civil permitting process, with site development actively progressing.

Situated on ±49.51 acres, Building 5 will total ±532,980 square feet and features a 470' x 1,134' cross-dock configuration with 36-foot clear heights and build-to-suit office space. The building includes ±210 dock-high doors, ±4 drive-in ramps, and a 3,000-amp expandable power supply. It is equipped with an ESFR fire protection system, 7" unreinforced 4,000 PSI concrete slab, and a 60 mil white TPO roof with a 20-year warranty.

The site offers ±280 auto parking spaces and ±300 trailer storage positions, with a 185' heavy-duty asphalt truck court, 60-foot concrete aprons, and 10-foot dolly pads for efficient circulation. Interior features include hi-bay LED lighting delivering 30 foot-candles at 36 feet AFF and clerestory windows for natural light.

Larkin Commerce Park is zoned for 900 acres of industrial use and 50 acres of commercial use. The park’s first major delivery—an 800,000-square-foot distribution center for Sherwin Williams—was completed in 2024, setting the standard for future development.
