The Keith Corporation (TKC) has acquired 5825 Carnegie Blvd., an 80,000-square-foot office building in Charlotte's SouthPark submarket and is moving forward with plans for a complete renovation.
The four-story building will undergo significant interior and exterior improvements, including new building systems, elevators and elevator lobbies, renovated restrooms, and updated office spaces. Plans also call for a new two-story main lobby with additional space for tenant amenities. Outside, the property will receive a new facade, updated landscaping, and an outdoor plaza featuring a putting green, soft seating, gathering areas, a fire pit, and walking trails.
The renovation is designed to attract tenants seeking office space ranging from 10,000 to 80,000 square feet. TKC will oversee leasing and property management for the building.
"With limited availability of this type of space, we see a tremendous opportunity to deliver a modern, amenity-rich office environment that meets the needs of today's tenants," said Jay Coleman, Managing Partner of Office at The Keith Corp.
The acquisition reflects TKC's confidence in the Charlotte office market, particularly SouthPark. Hunter Miller, Chief Financial Officer at The Keith Corp., said the property's location and current market conditions made it the right time to invest.
"Fundamentals have rarely been stronger, which makes this the right moment to give an existing building a fresh start and elevate it to the Class A standard that today's office tenants demand," Miller said.
TKC is working with Atlanta-based Choate Construction as general contractor, Charleston-based LS3P as architect and design firm, and Charlotte-based LandDesign as civil engineer. Atlantic Union Bank is providing project financing.
Demolition is expected to begin before the end of 2026, with construction scheduled to start in the first quarter of 2027. The renovation is expected to be completed in the second quarter of 2027.
