Phase 1 of Larkin accommodates development of up to 3.6 million square feet of manufacturing and distribution projects, including the 800,000-square-foot Sherwin-Williams distribution center, developed and completed by The Keith Corporation for Greenfield Partners in 2024. It also offers a rare opportunity within the Charlotte region: the ability to accommodate up to 2 million square feet under roof in a single building. 

Future development plans include Phase 2 of Larkin, which will ultimately connect to Barkley Road, providing direct access to U.S. Highway 70 and a second, I-77 interchange at Exit 49, further enhancing regional accessibility and logistics efficiency. 

The Keith Corporation has a longstanding presence in Statesville and Iredell County. In 1997, TKC started development of the Sherril Industrial Park on Highway 70, ultimately completing five buildings — including two speculative facilities — totaling more than 1.1 million square feet. TKC also developed two speculative buildings in Statesville Business Park, as well as a 547,190-square-foot build-to-suit facility for Niagara Bottling in Mooresville Business Park.
